This communication is to update you on items discussed in the Board meeting held on July 26, 2010.
Feature Headline
Street Signs
Two street signs are down near the neighborhood entrance and others are showing signs of disrepair due to termite damage.  Vendors who have been contacted to bid the job have been unresponsive to date.  The Board is pursuing bids for alternative materials to be used that will have the same look but will have more longevity.  The Board has directed CMA to remove the downed street signs until repairs can be made.  Please be aware there are 90+ street signs in the neighborhood, all of which will need to be repaired or replaced in the near future.  This will be a costly undertaking, so the Board is looking at several options and being proactive so as to be as cost efficient as possible, yet obtain a long term and visually pleasing solution.
 
Security
A Gwinnett County police officer will continue patrolling our neighborhood. However, if you see anything suspicious or concerning, dial 9-1-1.
Arm bands identifying residents were received at the end of July.  Because the pool will be closing in just a few short weeks, the board has decided to roll out this program for next year's pool season.
 
Signage.
  The Board is obtaining quotes for signage to place in common areas regarding:
- Pool hours
- Clubhouse address
Neighborhood Watch.  Officer Geoff Gallant in our neighborhood has offered to aid in the rollout of a Neighborhood Watch.  Geoff will be presenting the information at a meeting to be held in the Fall.  This program can only be as successful as the amount of participation from residents.  Please consider volunteering as a street captain and plan to attend the meeting.  Date and time will be communicated shortly.
Security Guard / Gate at front entrance.  The committee formed to research this option has determined it is not viable.  To execute, the majority of homeowners would have to agree for an increase in annual dues to cover the construction costs, ongoing security guard expense, as well as expense to maintain streets.  Currently our streets are maintained by the county, but for gated communities, they are maintained by the residents.  There was not enough community interest to pursue this project.
 
Parking.  We are having parking issues next to the Meadow whereby groups of cars are parking in such a way as to block driveways and parking in the no parking zone.  As the officers patrol our neighborhood, they may issue tickets for violations.  Please adhere to all traffic / road signs in the neighborhood. As we step up security, we'll all need to be mindful of these rules just as we expect non residents to be.  If you plan to park along the streets, please place your Rivermoore Park magnetic cling sticker on the inside windshield of your car.  Please be advised vehicles can and will be towed if they are blocking driveways and are not identified as property of a Rivermoore Park resident.

Issues with Electronic Payments of HOA dues
An ongoing issue related to electronic payments not going through or being posted to the wrong account has been discussed with CMA.  Recently, new pool codes were sent out to residents in good standing.  If you did not receive the new pool codes in the mail, and you paid your dues, it is a good indication your electronic transfer did not go through or that the payment was posted incorrectly.  Please contact Jennifer Cheek so that she can assist you in the matter.  This e-mail address is being protected from spambots. Online Account Status.  You can keep track of you HOA account status by visiting https://login.cma-atlanta.com/  Click on Password tab, enter your acct # (found in your HOA dues payment booklet), or if you don't know your acct #, click on the Help tab, then the yellow Caution symbol to fill out a request form to have your information sent to you.  You can also contact Jennifer Cheek directly.
  
Support.  With the aging a neighborhood like Rivermoore Park, we are experiencing a time when wear and tear items are being addressed. The board has requested additional support from Community Management Associates (CMA).  They have added another person to the Rivermoore Park team to assure that our entire community gets the service that we require.  Randy Anderson will assist Jennifer Cheek to ensure urgent matters are handled in a reasonable amount of time.
Meadow Pavilion / Bathroom
The existing project has been terminated due to unforeseen circumstances regarding viability of the soil to hold a new structure.  The Tennis Committee obtained bids for a smaller scope bathroom build out which was presented to the board on July 26, 2010.  The board has approved the recommendation from the Tennis Committee, which will consist of restoring the current construction site to its original condition and building out the existing structure to include separate men's and women's bathrooms.  Initial cleanup is complete.  The project is expected to be completed in September. More details will be posted on the Web under Projects.
Landscape
Landscape
Landscape Plan.  The Board hired a company to work with the Landscape Committee to prepare a 1,3,5 and 7 year plan for the entire sub-division.

Well Pump.  Fencing around the well pump by the lower lake is complete.  Greenery to soften the area is being coordinated by the Landscape Committee as soon as the high temperatures subside.  There is currently no sprinkler coverage in that area. Landscape is working on a solution.

Army Worms.  Fields of Green, Rivermoore Park's landscape company has communicated that there are some areas of Rivermoore Park that have a problem with Army Worms.  Apparently these little creatures can cause major damage to the turf if left untreated.  It is recommended that homeowners or their landscape vendors check their lawn as a precaution. Take a look at this website for more information on Army Worms.  http://www.walterreeves.com/insects-and-animals/army-worms-control-2/

·         Security of all Clubhouse windows and doors inspected and repaired as needed.

As promised, this communication is to update you on items discussed in the Board meeting held on June 28, 2010.
Feature Headline
Clubhouse Break in
The Board met with the officer assigned to the case and learned the investigation is complete.  Parties involved have been identified and questioned.  Warrants will be served this week.  We have been instructed not to discuss this case any further.  We ask that all residents follow the same instructions given by the officer.  We will send more updates on this case as we are allowed.  This is now in the legal system, which will dictate the timeline on full resolution.
 
 
Security
A Gwinnett County police officer will be patrolling our neighborhood 7 days per week.
Arm bands identifying residents and guests are on order.  We look to roll this program out in the next 2 - 3 weeks.  A resident will be able to come to the pool during set dates/times, show a valid ID and receive bands for their household.  We will send an email under separate cover asking for volunteers to help aid in the distribution of arm bands.
The pool management company, AMS, is no longer allowed to hire Rivermoore Park residents as lifeguards at our pool.
Signage.  The Board is looking into ordering signage to place in common areas regarding trespassing, loitering, littering and no parking zones.  Signs with pool hours need to be updated and signage with the clubhouse address need to be added as well.
COPS program.  Geoff Gallant in our neighborhood has offered to aid in the rollout of a COPS program.  We are working with Geoff to determine the best method to get information out to you.  Look for more information under separate email cover in the next two weeks.
Tips from police officers:
     
-  Do not approach a group on your own.   
Call 911 immediately if you witness any activity that you determine needs intervention (e.g. verbal assault of lifeguards or residents, loitering, underage drinking, fighting, etc.).  You can do this anonymously.  Many emails that come to the board describe these instances, but we are not a law enforcement agency.  The police recommend we let them handle these situations.  The more valid reports they get in this area, the more attention and patrolling we get in this area.  They cannot know we have a problem unless we report these instances. 
-  Know the address of the clubhouse in order to direct the police more quickly. 4720 Meadow Park Lane , Suwanee , GA   30024 Swipe Cards.  The Board priced the swipe cards and determined them too expensive and not as effective as a live officer on the premises.  People can hold the door open for non residents, just as they do now with the code to the pool door. Pool Door Code.  The new codes went into effect on Monday, June 28th.  If you did not receive a letter in the mail with the new codes, please contact Jennifer Cheek.  This e-mail address is being protected from spambots. You need JavaScript enabled to view it   404-835-9214.  Do not give out the pool code to anyone.  All residents in good standing should have received the new codes.  Security Guard / Gate at front entrance.  This type of security will require the majority approval of residents.  For proponents of this solution, the board recommends forming a committee to gather information on cost to build and staff.  Please notify the Board of the formation of said committee so that you have a point of contact for guidance and approval of proposed actions. Resident Patrol. A police officer will be on duty at various points during the day and evening hours 7 days per week.  If you want to assist in this way, we recommend getting involved in the COPS program mentioned above.  If you are performing a voluntary patrol on your own, please use caution and dial 911 instead of approaching suspicious persons.

Attempted Break in Allen Lake Friday night, June 25th.  The suspects left when they saw the family was home and the Gwinnett police were immediately contacted.  This is a reminder to all of us to be vigilant in keeping our garage doors closed and outside doors and windows locked when we are at home.  Please report any incidents like this to the Board so that we may get the information out to all residents.

Fencing and plants to camoflauge the well pump by the lower lake is currently being scheduled and managed by the Landscape Committee.
